The Chennai Metropolitan Development Authority (CMDA), in its draft for the Madambakkam Land Pooling Area Development Scheme (LPADS), has said irregularly shaped plots will be resized, and that landowners in Madambakkam, Agaramthen, and Kovilancheri villages will receive reconstituted plots with a minimum of 60% of their original land.
The scheme in Madambakkam spans 242.81 hectares (600 acres) and covers areas in Madambakkam (Tambaram Corporation), Agaramthen, and Kovilancheri villages under the St. Thomas Mount Panchayat Union. The scheme was approved through Government Order No. 66 on March 7, 2024.
The Land Pooling Area Development Scheme’s objective is to combine small land parcels acquired by the government or authorised planning authorities from multiple owners, and reorganise them into well-planned plots with improved infrastructure and amenities.
The draft scheme has mentioned that the CMDA will reorganise irregularly shaped plots, provide access to public amenities such as parks and playgrounds, and redistribute land in a structured format.
According to CMDA’s post on X: “The draft scheme and its annexures are available for public inspection at the CMDA office in Chennai. Objections or suggestions can be submitted within 60 days of publication. Final orders will be issued subject to the outcome of pending court cases. The scheme was delineated based on observed growth trends and development in the region.”
